PRICING AND REVENUE OPTIMIZATION OF APART-HOTEL "HANOI-MOSCOW"

Apart-hotel "Hanoi-Moscow" is located in the multifunctional complex of the same name "Hanoi-Moscow". The hotel has all the conditions for a good rest and business events.
The number of rooms offers comfortable accommodation in apartments from one to four rooms for any period: from one day to several months, as well as spacious halls for events.

In June 2016, the management of Hanoi-Moscow turned to SEA Company for advice on setting up effective sales and pricing when entering the market, since they had no previous experience in the hotel business.

PROBLEM

During the construction, no expert assessment of the required placement format for the location of the multifunctional center was carried out. Therefore, after the commissioning of the facility, the owners (citizens of Vietnam) did not fully understand how to correctly form the positioning of the existing accommodation facility and assess its commercial potential.

DECISION

After a number of meetings with the owner of the hotel during his visits to Moscow, as well as with the management of the hotel, it was decided to conduct a shortened marketing study that will include the potential and relevance of various forms of hotels for the Hanoi-Moscow center and, as a result, to form sales channels, tariff grids and criteria for their application.

REALIZATION

SEA Company's team conducted an analysis of the Moscow apartment hotel market at the time of the project, which included:
  • average price offer;
  • guest segments;
  • the "depth" of the apartment hotel market.

Based on the data, specific sources of bookings were formulated and analyzed and the maximum marginal pricing policy was developed, which will allow maintaining an average annual load of at least 78%.

In addition, SEA Company's sales team has compiled a list of corporate companies, travel agencies and other types of clients to whom it was recommended to contact first of all with a proposal for cooperation.

RESULT

The resulting strategy was implemented 100% by the full-time employees of the hotel, thanks to which, during the first year of operation, it was able to occupy a niche of apart-hotels in Moscow, as well as develop the positioning of the complex as an excellent venue for events.
